Mitcham Removals

Operational note

What a yard survey establishes

A commercial quote given without seeing the yard is a guess with a number attached. These are the six things being looked at.

Dock or shutter

A unit with a proper loading dock and a unit with a ground-level roller shutter are different jobs requiring different vehicles. A tail-lift vehicle at a dock is wasted capability; a dock-height trailer at a ground-level shutter is useless.

This is the single most expensive assumption in commercial removals, and it is also the easiest to check.

Turning circle, not just access

Plenty of yards on the CR4 estates can admit a large vehicle but cannot let it turn. Reversing a long vehicle out onto a busy estate road is sometimes possible and frequently not, and it is a different conversation from whether the vehicle fits.

Who else uses the yard

Most estate units share. Blocking a shared yard does not inconvenience you — it stops your neighbour trading, and that is how a straightforward move becomes a dispute. The standing position gets agreed, not assumed.

Who controls access

Gates, barriers, security and estate management all decide when anybody can get in at all. Where a landlord or managing agent controls that, it is arranged ahead of the move, and they will usually want insurance documents at the same time.

What the floors will take

The slab and any mezzanine are very different numbers, and anything substantial going above ground level needs checking rather than hoping. This matters far more at the receiving end than at the one you are leaving.

The route inside

Clear internal height, shutter width, fire doors, and — in a warehouse — whether the forklift route survives once the racking starts coming down. The inside is usually tighter than the outside, and the route changes as the building empties.

Tell us what is moving

Stock, desks, plant or a counter — and where both units are. We will want to see the two yards before we put a number on it, because that is the only way the number means anything.
